Why aren’t the banks releasing all that shadow inventory?

I get buyer calls every week asking “where’s all the bank owned homes”.

In the Coachella Valley, we currently have a shortage of inventory and believe it or not (the numbers don’t lie) we are currently in a balanced market overall.  but some others are doing better than others.

As of the end of February, 2012, Bermuda Dunes has 5.12 months of inventory, while La Quinta has 7.69 months of inventory.  Rancho Mirage is currently at 11.31 months of inventory.

Some of hottest areas is North South Indio at 2.08 months of inventory and North Cathedral City at 3.57 months of inventory.  WOW!!!  Great time to buy isn’t it!!!

So, where is all the bank’s inventory?…why are they holding onto them?…..I’ll give you the biggest reason….it’s 2012 and what is happening in the 2012…..no…not the end of the world….but it’s…get ready……….

ELECTION YEAR!   YUP, that’s right folks….it’s election year, just in case you didn’t notice….gas prices are up, dairy is way up in costs and yes banks are waiting to see who ends up in office….my guess…to see what else they get!  hmmmmm!

When can you buy a home again after a Short Sale or Foreclosure?

Here are the general guidelines followed FHA Lenders. Just another reason why short sale is better than a foreclosure if you can’t get a loan modification from your lender
Foreclosure/deed-in-lieu: 3 years from date foreclosure was completed and less than 3 years from date of foreclousre may be acceptable depending on the results of acceptable extenuating circumstances.

Short Sale: 3 years from the date of the transfer of the property to a new owner and no waiting period if borrower had no late payments on any mortagages and consumer debts wthin 12 month period proceeding the sale sale.
